IllustrativeShort answer: New Gurgaon is the group of newer sectors west of NH-48, roughly Sectors 76 to 95. It offers newer and larger apartments in gated societies, generally at lower prices than central Gurugram, with the trade-off that some pockets are still developing. Our office is in Sector 86, so this is the area we know best.
Who New Gurgaon suits
- Families upgrading to a 3 or 4 BHK who want more space for the budget.
- People working along NH-48, Manesar, or the Dwarka Expressway side.
- Buyers who want a newer society with amenities, rather than an older building in the city centre.
It suits you less if you need a short daily commute to Cyber City or Golf Course Road at peak hours, or if you rely on the metro.
Getting around
- NH-48 links the area to central Gurugram, Delhi and Manesar.
- The Dwarka Expressway side gives a route towards Dwarka, IGI Airport and west Delhi.
- The Southern Peripheral Road (SPR) connects towards Sohna Road and Golf Course Extension Road.
There is no metro inside these sectors today, so most residents drive. The single most useful thing you can do is drive the commute at your real office time before you commit.
Daily life
The older parts of the belt, especially around Sectors 82 to 86, have occupied societies, local markets, schools and clinics. Newer pockets may still have unfinished roads, fewer shops and construction around them. Ask residents of the society you are considering about:
- Water supply and whether the society depends on tankers
- Power backup and maintenance charges
- How long the approach road takes in the monsoon
- Nearest school, hospital and grocery market
Buying in New Gurgaon: what to check
- Possession status. Ready-to-move, recently delivered and under-construction projects sit side by side. Check the occupation certificate for a ready flat, and the HRERA registration for an under-construction one.
- Circle rates. Rates in several corridors were revised for 2026-27. See how stamp duty is worked out.
- Society occupancy. A society with more families living in it is usually better maintained.
- Title and approvals. Use our documents checklist.
Renting in New Gurgaon
Rents are generally lower than for similar flats in central Gurugram, and many flats are newly furnished by their owners. Read our guide to renting a flat in Gurugram for the agreement, deposit and police verification.

Frequently asked questions
Which sectors are called New Gurgaon?
The term is used loosely for the newer sectors west of NH-48, roughly Sectors 76 to 95, including Sectors 81 to 86 and 88 to 92. Property portals and builders do not all use exactly the same boundaries.
Is New Gurgaon good for families?
It suits families who want newer, larger apartments in gated societies at lower prices than central Gurugram. The trade-off is that some pockets are still developing, so check the specific society's roads, markets, schools and water supply rather than the area as a whole.
How long is the commute from New Gurgaon to Cyber City?
It depends heavily on the time of day and the route via NH-48 or the Dwarka Expressway. Do the drive yourself at your actual office hours on a weekday before you decide, rather than relying on a map estimate.
Is there a metro in New Gurgaon?
There is no operational metro line inside the New Gurgaon sectors today. Most residents drive or use cabs. Treat any future metro plans as a bonus, not a reason to buy.
