IllustrativeBuying a flat or builder floor in Gurugram is usually the biggest payment a family makes. Most problems we see later come from one missing paper, not from the price. Use this list before you pay any token amount, and get a property lawyer to review the papers for anything above a small booking.
For every property
- Title documents. The current owner's sale deed or conveyance deed, and the earlier deeds that show how the property reached them (the "chain"). The names and the unit details should match on every page.
- Identity of the seller. PAN and Aadhaar of every owner named on the deed. If one owner is selling on behalf of another, ask for a registered power of attorney.
- Approved building plan. It should match what is actually built: number of floors, the unit you are buying, and any extra rooms or terraces.
- No dues. Latest property tax receipt, electricity and water bills, and a no-dues letter from the society or builder for maintenance.
- Loans on the property. Ask whether the property is mortgaged. If there is a home loan, the seller's bank has to issue a closure letter and return the original documents.
For a new or under-construction project
- RERA registration. Check the project's registration on the Haryana RERA website and read the declared possession date, the approvals and the quarterly updates.
- Allotment letter and builder-buyer agreement. Read the payment plan, the carpet area, the possession date and the penalty for delay.
- Licence and approvals for the project, listed on the RERA page.
For a ready flat
- Occupation certificate (OC). It confirms the building was completed as approved. Many banks will not lend on a flat in a building without an OC.
- Society transfer process. Ask the society what it needs to transfer membership and the parking.
For a builder floor or plot
- Revenue records for the land, and the mutation (name change) in favour of the current owner.
- Floor-wise ownership. On a builder floor, the deed should clearly say which floor you are buying and your share of the land and roof rights.
Before the agreement
- Visit at different times of day, and check water pressure, power backup and parking.
- Match the carpet area on paper with a tape measurement.
- Ask for everything above as copies first, then see the originals at signing.
We go through these papers with every buyer before the agreement, and we tell you plainly if something is missing. If you also plan the interiors, measure the flat before you finalise furniture: we can visit and give you an itemised interior quotation the same week.
Frequently asked questions
Is an occupation certificate (OC) needed to buy a ready flat?
It is strongly recommended. The OC confirms the building was completed as approved, and many banks will not give a home loan on a flat in a building without one.
Where can I check if a Gurugram project is RERA registered?
On the Haryana RERA website. Search the project name and read its registration, approvals, declared possession date and quarterly updates.
When should I pay the token amount?
Only after you have seen copies of the title documents, approvals and no-dues papers, and ideally after a lawyer has reviewed them.
