Renting goes smoothly when the owner and the tenant agree on everything in writing before the keys change hands. This guide covers what to settle for a flat or builder floor in Gurugram.

The rent agreement

Put these in the agreement, not just on WhatsApp:

  • Names and ID of the owner and every adult tenant.
  • Rent, due date and how it is paid (bank transfer is easiest to prove).
  • Security deposit: the amount, and when and how it will be returned after you move out.
  • Maintenance: who pays the society maintenance, electricity, water and gas, and from which date.
  • Lock-in and notice period: how long either side must stay, and how many days' notice to leave.
  • Annual increase: whether the rent goes up at renewal, and by how much.
  • Furniture and fittings included, with a short list and photos.
  • Repairs: small repairs by the tenant, structural and major repairs by the owner, unless agreed otherwise.

Many agreements are made for 11 months because longer leases have to be registered. Whatever the term, sign on the correct stamp paper and keep a copy each. Check the current stamp duty with the registration office or your lawyer, as it can change.

Tenant police verification

Tenant police verification is required in Gurugram. The owner (or the tenant on the owner's behalf) submits the tenant's details and ID to the police, online or at the local station. Keep the acknowledgement with the agreement. Societies usually ask for it at move-in.

Deposit and maintenance

Ask the owner to write down the condition of the flat on the day you move in, with photos of walls, floors, bathroom fittings and appliances. That list is what the deposit is checked against when you leave.

Move-in checklist

  1. Test every tap, flush, geyser, AC, fan and light point.
  2. Check for seepage on bathroom walls and under the kitchen sink.
  3. Note meter readings for electricity, water and gas.
  4. Get the society's move-in permission and parking sticker.
  5. Collect all keys, remotes and access cards, and note how many.

We list rentals with the rent, deposit and maintenance shown upfront, arrange the visit, and help both sides with the agreement and verification. If you want the flat to feel like home (wardrobes, curtains, a TV wall), our interiors team can suggest what is worth doing in a rented home.

Frequently asked questions

Is police verification of tenants required in Gurugram?

Yes. The tenant's details and ID are submitted to the police, online or at the local station, and the acknowledgement is kept with the rent agreement.

Why are many rent agreements made for 11 months?

Leases longer than a year generally have to be registered, so many owners and tenants sign 11-month agreements and renew them. Check the current rules and stamp duty with your lawyer or the registration office.

When is the security deposit returned?

As written in the agreement, usually when the tenant moves out and the flat is checked against the move-in condition list, after any unpaid bills are settled.
