IllustrativeShort answer: open haryanarera.gov.in, choose the Gurugram authority, and search the list of registered projects by name or registration number. Do the same in the registered agents list for the dealer showing you the property. If either is missing, ask why in writing before you pay anything.
Checking a project
- Go to the official Haryana RERA website, haryanarera.gov.in.
- Select HRERA Gurugram (projects in Gurugram district are registered with the Gurugram bench).
- Open the list of registered projects and search by the project or builder name, or by the registration number printed on the brochure.
- Open the project's page and its documents.
Menu names on government sites change from time to time. If you cannot find the search, the registration number is also printed on every legitimate advertisement and brochure, and you can search for that number directly.
What to read on the project page
- Registration number and validity. Note the date the registration runs until.
- Declared completion date. This is the date the builder is answerable for, whatever the brochure or sales team says.
- Promoter details. The company named should be the one you are paying.
- Approvals and licence. The licence number and the approved plans.
- Quarterly progress reports. These show how far construction has really moved.
- Complaints and orders, if any are listed against the project.
Checking a property dealer
A dealer who sells units in registered projects in Gurugram must be registered with HRERA Gurugram as an agent. Ask for the agent registration number, and check it in the registered agents list on the same website. The name on the registration should match the person or firm you are dealing with.
Red flags
- The sales team avoids giving the RERA number, or the number does not match the project.
- You are asked to pay a large "EOI" or booking amount before the project is registered.
- The payment is to a company other than the promoter named on RERA.
- The carpet area in the agreement is different from the one declared on RERA.
After the RERA check
RERA covers the project. For the specific flat you also need the title, approvals and dues checked: see our documents checklist for buying a flat in Gurugram and what you will pay in stamp duty.

Frequently asked questions
Which website shows HRERA Gurugram registrations?
The official Haryana RERA website, haryanarera.gov.in. Choose the Gurugram authority, then search the registered projects or the registered agents. Projects in Gurugram district are handled by the Gurugram bench; most of the rest of Haryana is handled by the Panchkula bench.
Does every project need RERA registration?
New projects above the size limits in the RERA Act must be registered before they are advertised or sold. Small plotted or very small projects can be exempt, and a completed project with an occupation certificate before RERA came in may not be registered. Ask the builder in writing if a project is not listed.
Should a property dealer have an HRERA number?
Yes. A real estate agent who sells units in RERA-registered projects in Gurugram must register with HRERA Gurugram and quote the registration number. Ask for it and check it on the RERA website.
What should I do if the possession date on RERA differs from the brochure?
Go by the date declared on RERA, because that is the one the builder is legally answerable for. Ask the builder to explain the difference in writing before you pay.
