Short answer: choose a builder floor if you want more space, privacy and a share of the land, and are comfortable handling maintenance yourself. Choose a society apartment if you want gated security, amenities, power backup and maintenance taken care of. In Gurugram, the location and the quality of the specific building matter more than the type.

Side by side

Space and privacy. A builder floor usually gives you a whole floor with fewer neighbours, and often a larger carpet area for the price. An apartment shares walls, lifts and lobbies with many families.

Security. Society apartments have gated entry, guards and visitor management. A builder floor depends on the gate and guard arrangements of that plot and the lane.

Amenities. Apartments usually come with a clubhouse, gym, pool, play areas and power backup. Builder floors rarely do, though many have backup for lifts and lights.

Maintenance. In a society, the maintenance agency handles common areas, water and backup, for a monthly charge. On a builder floor, the owners of the floors share these jobs among themselves.

Parking. Societies allot covered parking. On a builder floor, check whether a stilt parking slot is written into your deed.

Ownership. A builder floor deed should clearly state which floor you own and your share of the land and roof rights. An apartment comes with an undivided share in the project land.

Loans and resale. Both are financed by banks, but builder floors get closer scrutiny of approvals. Apartments in established societies are usually easier to resell quickly.

Questions to ask before you buy a builder floor

  • Is the building constructed as per the approved plan, with the same number of floors?
  • Does the deed name your floor and your share of land and roof rights?
  • Who handles water tanks, the lift and the stilt parking, and how are costs shared?
  • Is there an occupation certificate for the building?

Our documents checklist covers the papers for both types.

For tenants

A builder floor suits families who want space and a quieter lane; an apartment suits people who travel, live alone or want amenities and security without thinking about them. Read our renting guide before you pay a deposit.

Frequently asked questions

Is a builder floor cheaper than an apartment in Gurugram?

Often you get more carpet area for the same budget in a builder floor, especially in the older sectors and DLF phases. Location matters more than type, so compare per square foot in the same area rather than in general.

Is it harder to get a home loan for a builder floor?

Banks do lend on builder floors, but they check the approvals and the floor-wise ownership in the deed more closely. A floor built beyond the approved plan, or with an unclear share of land, can be refused.

Which is better for renting out, a builder floor or an apartment?

Apartments in well-run societies are usually easier to rent and to manage from a distance, because security and maintenance are handled by the society. Builder floors in good locations also rent well, particularly to families who want more space.

What is stilt plus four in Gurugram?

It refers to residential plots where the ground level is used for parking (stilt) with four floors above, each sold as a separate builder floor. Haryana has changed its rules on this more than once, so check the current approval for the specific plot before you buy.
