Got Possession of a New Flat in Gurugram? A Snag-List and Interiors Checklist
Before you move into a new flat in Gurugram, inspect it carefully, get the builder to fix defects, and plan the kitchen, wardrobes and electrical points in the right order. Here is a practical checklist.

IllustrativeShort answer: before you accept possession, inspect every room in daylight with a checklist, give the builder a written snag list, and get defects fixed first. Then plan interiors in this order: electrical and plumbing points, false ceiling, kitchen and wardrobes, painting, then loose furniture.
Before you go for inspection
Carry a printout of the floor plan, a measuring tape, a torch, a spirit level app on your phone, a phone charger (to test sockets) and a bucket of water. Go in daylight and take photographs of every defect.
The snag list, room by room
Walls and ceilings
- Damp patches or seepage, especially under windows, near bathrooms and on the ceiling below the flat above
- Cracks, uneven plaster and paint marks
Floors
- Hollow-sounding tiles (tap them), chipped edges, uneven joints and the slope towards drains in bathrooms and balconies
Doors and windows
- Doors that drag or do not latch, gaps in window frames, broken locks and handles
- Pour water on the balcony and at sliding tracks to check drainage
Electrical
- Every switch and socket works, the earth connection is present, and the distribution board is labelled
- Points for AC units, geyser, chimney, washing machine and TV are where your plan needs them
Plumbing
- Water pressure at every tap, no leaks under basins, flush tanks that fill and stop, and drains that clear fast
Kitchen and bathrooms
- Slope of the kitchen platform, chimney ducting point, and the waterproofing in bathrooms
Give the list to the builder in writing and keep a signed copy. Defects reported after possession are still the builder's responsibility under RERA for five years.
Planning interiors in the right order
- Fix the snags first, especially seepage.
- Measure the flat after repairs, not from the brochure plan.
- Electrical and plumbing changes: extra sockets, light points, the chimney and geyser points.
- False ceiling and lighting, because they decide where the lights and AC ducts go. See false ceiling and lighting.
- Modular kitchen and wardrobes, which are made in a factory while the ceiling work happens. See modular kitchens and wardrobes.
- Painting and polishing.
- Loose furniture, curtains and decor last.
Most Gurugram societies ask you to inform the maintenance office, pay a refundable deposit and keep to set working hours before interior work begins. Ask for the rules on the day you take possession.

Frequently asked questions
What is a snag list?
A written list of defects found when you inspect a new flat, such as seepage, cracks, uneven tiles, faulty fittings or doors that do not close. You give it to the builder before or at possession so they fix it at their cost.
How long does the builder have to fix defects?
Under the RERA Act, a structural defect or a defect in workmanship reported within five years of possession has to be rectified by the builder, generally within 30 days, without charge. Report defects in writing and keep a copy.
Should interior work start before or after the snag list is fixed?
After. Fix seepage, electrical and plumbing defects first, because a modular kitchen or wardrobe fitted over a damp wall will be damaged. Measure the flat for interiors only after the builder's repairs.
How long do interiors take for a new 3 BHK?
A typical scope of modular kitchen, wardrobes, false ceiling, lighting and painting usually takes six to ten weeks once the design is final, depending on the society's working hours and the materials chosen.
