A false ceiling changes how a room feels more than almost any other single element. In Delhi homes — whether a builder floor in South or West Delhi, a DDA flat or an independent house — it also hides wiring, holds lights and AC lines, and can help with heat when planned properly.

Gypsum or PVC?

Gypsum board ceilings are fixed on a metal framework and finished with joint compound and paint. They give a smooth, seamless look and allow curves, coves and layered designs. They are the usual choice for living rooms, bedrooms and offices.

PVC ceilings are made of interlocking panels. They are light, quick to install and resistant to moisture, so they suit verandahs, kitchens, bathrooms, balconies and shops. The panel lines are visible, which gives a different look from gypsum.

POP (plaster of Paris) is still used for decorative work, but it is slower to apply and needs skilled hands for a good finish.

Many homes use both: gypsum in the main rooms and PVC in wet or outdoor areas. Our false ceiling and PVC ceiling pages explain the options.

Keep the room feeling tall

Delhi builder floors and older houses often have good ceiling heights, but newer flats can be lower. A few principles keep a room from feeling cramped:

  • Use a perimeter design that drops only around the edges and leaves the centre at full height.
  • Keep the drop as shallow as the lights and AC lines allow.
  • Avoid heavy, many-layered designs in small bedrooms.

Plan the lighting with the ceiling

The ceiling and the lighting should be designed together, on one drawing:

  • Cove lighting gives a soft glow along the edges — good for evenings.
  • Recessed downlights give general light; place them by the furniture layout, not on a uniform grid.
  • Spotlights highlight art, a TV wall or a pooja unit.
  • Warm white light feels comfortable in living rooms and bedrooms; neutral white works for kitchens and study areas.

Mark fan points, AC positions and curtain pelmets on the same plan before the framework goes up.

Delhi-specific practical tips

  • Heat: a false ceiling creates an air gap that can reduce heat coming through a top-floor roof. Discuss insulation if you live on the top floor.
  • Seepage: check old ceilings for damp before installing anything. Repair the cause first.
  • Dust: choose simple profiles in rooms that are hard to clean.
  • Split ACs: plan drain pipes and copper lines so they can be serviced without breaking the ceiling.

Ceiling ideas by room

  • Living room: a perimeter cove with recessed lights around the seating area, and the centre kept at full height. A highlight panel above the TV wall or dining table adds focus without heaviness.
  • Bedroom: soft cove light and a few warm downlights; avoid bright lights directly above the bed. A simple border detail is usually enough.
  • Kitchen: a flat ceiling with even lighting over the counters, using moisture-resistant boards or PVC near the hob and sink.
  • Bathroom: PVC or moisture-resistant gypsum, with an access panel for the exhaust fan and plumbing.
  • Puja room or corner: a small coffered or backlit panel above the mandir creates a calm focal point.

Questions to ask before work begins

  1. Which board and framework will be used, and what thickness?
  2. How deep will the drop be, and what will the final ceiling height be?
  3. Is there a ceiling and lighting plan with every light, fan and AC point marked?
  4. Who does the electrical work inside the ceiling, and when?
  5. How are joints finished so cracks do not appear later?
  6. Will there be access panels for AC lines, junction boxes or plumbing?

Clear answers to these questions avoid most of the problems people face with false ceilings, from cracks along joints to lights that end up in the wrong place.

Frequently asked questions

Will a false ceiling make my room look smaller?

Not if it is planned well. A shallow perimeter design that keeps the centre of the ceiling at full height, combined with good lighting, can make a room feel larger.

Is PVC ceiling good for Delhi homes?

PVC ceilings are light, quick to install and resistant to moisture, which makes them practical for verandahs, bathrooms, kitchens and shops. For living rooms and bedrooms, many people prefer the seamless finish of gypsum.

Can a false ceiling be installed in an old Delhi house?

Usually yes, after checking the existing ceiling height, any seepage and the electrical wiring. Seepage must be repaired first, otherwise it will damage the new ceiling.
